About SMSF Property Valuations

Every report we issue is prepared under the direction of a Chartered Accountant who is also a Certified Property Valuer. That combination is the point of this practice: the person signing your valuation understands the audit it has to survive, because he also prepares SMSF financial statements for a living.

Who prepares your valuation

Reports are prepared under the direction of Mike Wilczynski, Managing Director of National Accounts, a chartered accounting firm in Adelaide.

Why an accounting firm runs a valuation practice

Most valuation firms never see what happens to their report after it is delivered. We do. The same practice that prepares this valuation also prepares SMSF financial statements and deals with auditor queries, which means we write the report to answer the questions an auditor is going to ask rather than leaving the trustee to fill the gaps.

The practical difference shows up in three places:

  • The evidence is set out, not asserted. A figure without workings is an assertion. Our reports state the method, the comparable sales relied on, and the reasoning, so a reader who was not involved can follow it.
  • The valuation date is the one you actually need. Trustees often need 30 June of a year that has already passed. Retrospective reports are core work here, not an exception.
  • We know which fund events need a valuation. Annual reporting, pension commencement, in-specie transfers, wind-ups and death benefit calculations each have their own timing.

How the reports are prepared

We prepare desktop valuation reports. The property is assessed from documented comparable sales evidence, title and property attribute data, and current market conditions as at the effective date, without a physical inspection. That is what makes reports at a past date, and reports across multiple properties, practical to produce.

Where a desktop report is the right tool

Desktop reports satisfy the market value requirement for SMSF financial reporting and are accepted as audit evidence. Where a matter is contested, such as some family law or litigation contexts, a full inspection valuation is the better instrument and we will say so rather than sell you the wrong report.

The standard we write to

Two reference points govern this work.

SIS Regulation 8.02B requires that assets of a self managed super fund are reported at market value in the fund's accounts and statements for each income year. That obligation sits with the trustees, and the auditor tests it.

The ATO's market valuation guidance sets what makes a valuation supportable. It is consistent across contexts: the method is stated, the comparable evidence is documented, and the reasoning can be followed by someone who was not involved. Our reports are built to that standard, and to recognised valuation practice standards generally.
