An owner-operated business that buys its own factory or warehouse through the members’ SMSF is the classic business real property arrangement. The fund owns the premises, the business leases them at market rent, and the auditor checks two things every year: that the property is carried at market value, and that the rent is at arm’s length. Industrial values are driven by land and building area, location relative to transport routes, clearance height and loading access, site cover and hardstand, zoning and the lease (term, rent and outgoings structure) where there is one. Direct comparison on a rate per square metre of building area is the primary check for standard warehouses and factories. For a leased investment, income capitalisation converts the net rent into value at a market yield drawn from comparable investment sales.
Specialised industrial property (cold storage, heavy manufacturing with fixed plant, hazardous goods storage) can need an added value of improvements approach and sometimes a physical inspection. We tell you before you pay if a desktop report is not the right tool for the property.
Regulation 8.02B of the Superannuation Industry (Supervision) Regulations 1994 (SISR) requires fund assets to be valued at market value for the accounts. The ATO’s valuation guidelines ask for objective and supportable data. For industrial property that is comparable sales and leasing evidence, a stated method and a qualified valuer’s certification. The auditor also has to be satisfied that any lease to a related party is on market terms, which is what the rental assessment in the report is for; our guide to related party leases covers the test.
